The Texas Real Estate Commission (TREC) requires every license holder to give you its Information About Brokerage Services notice at your first substantive conversation. It explains the ways an agent can represent you and what each one owes you. It's available from TREC.

An agent can represent the buyer or tenant, the seller or landlord, or, with written consent from both, act as an intermediary between them. Representation begins only with a written agreement.
Most Texas purchase contracts include an option period. For a negotiated fee, the buyer gets a set number of days to inspect the home and end the contract for any reason. Earnest money is held by the title company and applied at closing.
