Who I work with
One borough, five kinds of clients. Tell me which one you are and I'll take it from there.

Free GuideManagement MasteryWhere I work
From the Battery to Inwood. These are the neighborhoods people ask me about most.
Financial District
New amenity buildings and waterfront parks close to the trains.
Tribeca & SoHo
Converted lofts, cobblestone streets and high ceilings.
East Village & Lower East Side
Walk-ups, restaurants on every corner and some of the best value below 14th Street.
Chelsea & West Village
The High Line, galleries and tree-lined streets with real neighborhood feel.
Midtown & Hell's Kitchen
Walk to work, the Theater District and nearly every train line.
Upper East Side
Classic doorman buildings, Museum Mile and Central Park at your door.
Upper West Side
Prewar buildings between two parks, quiet side streets and great schools.
Harlem, Washington Heights, and Inwood
Brownstone blocks, prewar buildings and the most space per dollar in Manhattan, with Fort Tryon and Inwood Hill parks at the top of the island.
Have these ready
Good apartments go the same day. Renters who show up prepared get them.
- Government photo ID
- Two most recent pay stubs
- Employment verification letter
- Last year's tax return or W-2
- Two most recent bank statements
The 40x rule
Many Manhattan landlords look for annual income of roughly 40 times the monthly rent. A $3,000 apartment usually means about $120,000 a year.
Don't hit it? A guarantor often can. Call me and we'll work out your options before you fall in love with an apartment.
Talk it throughI work ONE borough. I know it owner by owner, building by building, block by block.
About Elliot
I'm in the people business. I know them and they know me. That matters in Manhattan.
I focus on Manhattan apartments and nothing else. That focus means I know which buildings move fast, which landlords are easy to work with and where your budget goes furthest.
You get one person from the first call to the day you get your keys. No hand-offs and no guessing who to call.
My clients work with me again and again, move after move, place after place, and they refer friends and family. Because I'm exceptional at what I do.
